We start with what you actually want — towns, commute, schools, the non-negotiables — and get you connected with a lender so your budget is real before we tour anything.

The search, including what isn't public yet
Alongside the MLS, Mark keeps a list of coming-soon homes and calls agents in the neighborhoods you care about. You'll hear about homes before they hit the portals.

Tours that tell you the truth
Mark shows every home himself and tells you what the photos leave out: the freeway noise, the afternoon sun, the HOA rules, the roof that's due.

An offer strategy, not just a number
Price, contingencies, closing timeline, and how the seller is likely to read it. In a competitive situation, terms often win where price alone doesn't.

Inspections and contingencies
General, roof, sewer, and anything the home calls for. We read the reports together and decide what to negotiate, what to accept, and when to walk away.

Learn the towns without living here first
Moving from out of the area means picking a town on someone else's word. Mark has lived here his whole life and will tour the coast and the county with you, in person or on video, before you commit to a search.

Numbers before feelings
For rental and investment buyers, the conversation is rents, HOA exposure, and what the property will need. Mark works with investors across South Orange County and will tell you when a deal doesn't pencil.

Does it cost me anything to work with a buyer's agent?
Buyer's agent compensation is agreed in writing before we start touring, and in many transactions the seller offers to cover some or all of it. We'll explain exactly how it works for your situation before you commit to anything.
Do I need to be pre-approved before we look at homes?
Before we tour, yes. In South Orange County sellers rarely consider an offer without a pre-approval letter, and knowing your true budget keeps us from falling for a home that's out of reach. We can connect you with lenders if you don't have one.
How competitive is buying in South Orange County right now?
It varies by town and price point, and it changes month to month, so we'd rather tell you what we're seeing on the ground when you call than post a number that goes stale. Well-priced homes near the coast still draw multiple offers; there's more room to negotiate on homes that have sat.
Do you only work on the coast and in South County?
No. That's where Mark can tell you about a specific street from memory, but he represents buyers across Orange, Los Angeles, Riverside, and San Diego counties. If you're looking somewhere else in Southern California, say so in the brief — he'll research the area the same way he'd research a comp.
What if I'm not ready to buy for six months or a year?
That's a good time to start talking. We can set up a quiet search so you learn the towns and the prices without pressure, and get your financing lined up so you're ready when the right home shows up.
Can you help me buy if I'm also selling my current home?
Yes. We handle both sides together and sequence the two escrows so you aren't carrying two mortgages or moving twice. Sale contingencies and rent-backs are both common tools here.
