Newport Beach is built around one of the largest small-boat harbors on the West Coast, and nearly every neighborhood relates to it somehow: on it, across from it, above it. The Balboa Peninsula and the islands are the old beach town; Corona del Mar and Newport Coast are the polished newer chapters.
This is the most expensive city on the Orange Coast, and the differences within it are as big as the differences between towns. A beach cottage on the peninsula, a bayfront on Lido, and a gated home in Newport Coast are three separate markets, and we treat them as such.

Sailing, paddleboarding, and the ferry to Balboa Island on one side; the Wedge, Corona del Mar State Beach, and Crystal Cove on the other. Newport's beach days are as much about the water as the sand.
Dining & shopping
Fashion Island and Corona del Mar's village stretch of Coast Highway cover most evenings out, with the peninsula's restaurants and the Lido Marina Village waterfront for something more casual.
Schools
Newport-Mesa Unified serves the city, with Corona del Mar High and Newport Harbor High as the two anchors. Newport Coast feeds into the same district. We confirm the assignment by address, since the line between the two high schools runs through town.
Getting around
Coast Highway ties the city together, the 73 toll road and the 55 head inland, and John Wayne Airport is fifteen minutes away — a genuine perk for frequent travelers. Summer traffic on the peninsula is real, and residents plan around it.

What is the difference between Newport Beach and Newport Coast?
Newport Coast is the hillside area south of Corona del Mar, annexed into the city in the early 2000s and built mostly as gated, master-planned communities with HOAs and Mello-Roos. It offers newer construction and ocean views; the older parts of Newport Beach offer walkability and the harbor. Buyers usually know quickly which they want.
Are peninsula and island homes good year-round residences?
Yes, with eyes open. Summer brings crowds and parking pressure; winter is quiet and local. Many homes near the sand were built as cottages and have been rebuilt or expanded, so we look hard at construction quality and permits on any older peninsula purchase.
Is Newport Beach only for the very top of the market?
It's expensive across the board, but there are condos and townhomes in areas like Eastbluff, the Bluffs, and parts of the peninsula that open the city to more buyers than its reputation suggests. We're honest about what a budget buys here versus one town up or down the coast.
