Rancho Santa Margarita sits at the top of South County against the Santa Ana Mountains — one of the county's newest cities, built almost entirely from the late eighties onward around a small central lake. Trailheads into the foothills start at the edge of town.

Lago Santa Margarita anchors the town center with a beach club for members and a walking loop for everyone. O'Neill Regional Park and the Cleveland National Forest are minutes away, which makes RSM the South County city with the best trail and mountain-bike access.
Town center & errands
Santa Margarita Parkway carries the shopping centers and the restaurants, with Mercado del Lago on the water. It's a drive-to-everything town, but the drives are short.
Schools
Most of the city is in Saddleback Valley Unified, with Capistrano Unified serving some southern neighborhoods. Because the line runs through town, we confirm the assigned schools by address on every home.
Getting around
The 241 toll road is the city's link to Irvine and the 5 and 91 corridors; there's no free freeway in town and no rail. Commuters price the toll into the decision, and many find the shorter drive worth it.
