Huntington Beach is the largest city on the Orange Coast and the one with the most range: a rebuilt downtown around the pier, harbor homes with private docks, mid-century tracts inland, and the Bolsa Chica wetlands holding the north end open. Surf culture is real here, not a marketing line.

Beach & surf
The pier, the surf contests, Dog Beach at the north end, and fire rings on the sand most of the year. Bolsa Chica Ecological Reserve gives the city a wetland trail system that most beach towns would envy.
Downtown & Pacific City
Main Street was rebuilt around the pier with restaurants, surf shops, and hotels, and Pacific City added an open-air shopping strip on the bluff. It's the busiest downtown on the coast — a plus for some buyers and a reason others look north or south.
Schools
Elementary schools come from several districts — Huntington Beach City, Ocean View, Westminster, and Fountain Valley — feeding the Huntington Beach Union High School District. The district line depends on the address, so we verify for every home rather than by neighborhood name.
Getting around
Beach Boulevard and Pacific Coast Highway are the spines; the 405 runs along the city's inland edge. Commutes north and to the airport area are reasonable, and summer weekend beach traffic is the tax residents pay for living here.

How far from the beach do I need to go for prices to change?
Prices step down noticeably once you cross Pacific Coast Highway, again past the downtown blocks, and again inland of the 405. Many of our buyers find the value in the mid-city tracts — a ten-minute bike ride to the sand at a fraction of the beachfront price.
What should I know about Huntington Harbour?
It's a man-made harbor community with homes on channels and islands, many with private docks. Waterfront ownership brings its own diligence — seawall condition, dock permits, and HOA rules on the islands — and we review all of it before you commit.
Is Huntington Beach a good fit for first-time buyers?
It's one of the best on the coast, because the city has condos and townhomes at price points the smaller beach towns simply don't. First-time buyers who want the beach lifestyle without a beachfront budget often start their search here.
