San Juan Capistrano

The oldest town in the county, still on horseback

San Juan Capistrano grew up around the mission, and the historic downtown still has adobes, the Los Rios district, and a rail depot with Amtrak and Metrolink service. It's the South County city with the most history and the most horses — equestrian properties are a real part of the market here.

The housing runs from historic cottages near downtown to gated golf and equestrian communities in the hills, with newer tracts on the ridges. It's a few minutes from Dana Point Harbor without coastal pricing, and it draws buyers who want character over conformity.

Mission San Juan Capistrano, the Los Rios Street historic district, and a downtown of restaurants and shops along Camino Capistrano. The Swallows Day parade and the summer concerts in the park are the town's traditions.

Horses & trails

Equestrian zoning, riding trails through town, and several boarding facilities — San Juan is one of the last places in the county where a home with a barn is an ordinary listing. Buyers who ride tend to end up here.
