Main Street, the pier, and a town that closes early
Seal Beach is the northern bookend of the Orange Coast and the one that feels least like Southern California — a short Main Street of storefronts running straight down to a wooden pier, and a beach without a boardwalk crowd. It borders Long Beach, so buyers often cross-shop it with Belmont Shore.
The housing splits sharply: Old Town cottages and rebuilt beach houses near the pier, the gated Leisure World senior community inland, and family tracts in College Park East and The Hill. Each one is a different search, and we treat them that way.

Beach & pier
A wide, gentle beach with a long wooden pier at the foot of Main Street, and the San Gabriel River channel marking the county line. Surfers know the river jetty; families know the calm water on the pier's south side.
Main Street
Three blocks of independent restaurants, bars, and shops that empty out earlier than Huntington's downtown — locals like it that way. The Sunday car show and the Christmas parade are the town's calendar.
Schools
Seal Beach is served by Los Alamitos Unified, a district that draws families to the north side of the city. We confirm the assigned school by address on every home.
Getting around
Pacific Coast Highway runs through town and the 405 and 22 freeways are a few minutes inland, which makes Seal Beach one of the easier coastal commutes toward Long Beach and Los Angeles. The Naval Weapons Station takes up much of the city's land and keeps the town from growing.

What is Leisure World, and can anyone buy there?
Leisure World is a large gated community for residents 55 and over, run as a cooperative and mutual-ownership arrangement rather than standard fee-simple ownership. Financing, resale rules, and approval work differently from a normal purchase, so we walk through the structure before you make an offer.
How does Seal Beach compare to Huntington Beach?
Smaller, quieter, and closer to Long Beach. Huntington offers more housing choice and a bigger downtown; Seal Beach trades that for a village feel and a beach that rarely gets crowded. Buyers who want the coast without the crowds tend to land here.
Is flooding a concern near the beach?
Parts of Old Town sit low and near the river channel, so flood-zone status and insurance belong on the diligence list for homes close to the sand. We pull the flood map and the disclosure history on every Old Town purchase.
