Ladera Ranch is an unincorporated master-planned community between Mission Viejo and San Juan Capistrano, built from around 2000 onward with a deliberate small-town design: front porches, walkable villages, pocket parks, and clubhouses with pools. It's one of the most family-oriented places in South County.

Nearly everything here comes with an HOA and Mello-Roos, and the newer villages carry more of both. That's the trade for newer construction and community amenities, and we make sure buyers see the true monthly cost before they commit.

Parks & clubhouses

A dozen-plus community parks, several pools and clubhouses, a skate park, and a water park, all run through the community association. Ladera's calendar of events is part of why families choose it.

Town center & errands

Mercantile West and Mercantile East cover groceries and everyday dining, with Mission Viejo and San Juan Capistrano a few minutes away for more. The coast at Dana Point is about fifteen to twenty minutes by car.

Schools

Ladera Ranch sits in Capistrano Unified, with its own elementary and middle schools in the community and high school assignments that depend on address. We verify the current feeder pattern for any specific home.

Getting around

Crown Valley Parkway and Antonio Parkway connect to I-5 and the 241, and there's no rail station. Commutes to Irvine are manageable; commutes north of the airport are long. Most residents work in South County or hybrid.
