Aliso Viejo is one of Orange County's youngest cities, built almost entirely in the nineties and two-thousands, which means newer systems, open floor plans, and HOAs nearly everywhere. It backs onto Aliso and Wood Canyons Wilderness Park, so trailheads are a genuine daily amenity.

Its position on the 73 toll road makes it a favorite for commuters heading north, and the Town Center gives it more of a walkable core than most master-planned neighbors. Condos and townhomes dominate the entry level here.

Canyons & outdoors

Aliso and Wood Canyons Wilderness Park runs the length of the city's eastern edge, with trailheads at the end of residential streets. Aliso Viejo Ranch and the community aquatic center round out the local amenities, and Laguna Beach is a short drive down the canyon.

Town Center & evenings

Unlike most master-planned neighbors, Aliso Viejo has a real core: Town Center bundles restaurants, a cinema, groceries, and the civic center into a few walkable blocks. Soka University's campus adds a performing-arts calendar most towns this size don't get.

Schools

The city is in Capistrano Unified, with Aliso Niguel High serving most of it. Assignment runs by address, so we confirm the current boundary for any specific home rather than assuming from the tract.

Getting around

The 73 toll road runs along the city, putting the airport area and Irvine within a reasonable drive, and Aliso Creek Road connects to I-5. Laguna Canyon Road is the local shortcut to the beach — slow on summer weekends, quick the rest of the year.
