What does it cost to sell with Seaside Realtors?

Commission is negotiated with you up front and written into the listing agreement before anything goes live — there are no hidden fees on our side. Photography and the listing itself are included; prep work like paint or staging is quoted separately so you can choose what's worth it.

How long will it take to sell my home?

It depends on the price we set and the town. Well-priced homes in South Orange County typically draw their strongest offers in the first two weeks; homes priced above the market tend to sit and then sell for less. That's why we spend the effort on pricing before the sign goes up.

Do I need to renovate before listing?

Usually not. Most homes get the best return from paint, minor repairs, deep cleaning, and decluttering rather than a remodel. We'll walk the house together and only recommend work that we expect to come back in the sale price.

Why not list high and see what happens?

Because the first two weeks on the market are when the most buyers see your home, and an over-priced listing wastes them. Price reductions later signal weakness to buyers and agents. We'd rather price it right, generate competition, and negotiate up.

My home isn't on the coast or in South County — will you still list it?

Yes. The Orange Coast and South County are home ground, but Mark lists and sells homes across Orange, Los Angeles, Riverside, and San Diego counties. The process, the photography, and the one-agent promise are the same wherever the home is.

Can I sell my home and buy the next one at the same time?

Yes, and it's one of the most common situations we handle. Options include a sale contingency, a rent-back after closing, or timing the two escrows together. We map the sequence out before listing so you're never stuck between homes.
