Laguna Beach grew up as an art colony and still acts like one: galleries along Coast Highway, the summer art festivals, and a downtown village a few steps from Main Beach. The coastline is a series of coves rather than one long strand, which is why so many homes here have a view of something.
Nothing in Laguna was master-planned, so the housing is a patchwork — cottages, mid-century hillside homes, and custom builds in the canyons and on the bluffs. It's the most individual market on the coast, and it rewards buyers who know what they're looking at.

Life in Laguna Beach
Beaches & coves
Main Beach for the boardwalk and basketball courts, Crescent Bay and Shaw's Cove for snorkeling, Thousand Steps and Victoria Beach to the south. Most of the coast is a marine protected area, and the tide pools are the town's real attraction.
Art & the village
The Pageant of the Masters, the Sawdust Festival, and a downtown of independent restaurants and galleries you can walk to from many neighborhoods. Laguna is the one coastal town where car-free evenings are realistic.
Schools
Laguna Beach has its own small district, Laguna Beach Unified, with a single high school. Families often cite the district's size as a draw. Because the city boundary and the district boundary don't perfectly match, we confirm every home's assignment.
Getting around
Coast Highway and Laguna Canyon Road are the only ways in and out, and both back up on summer weekends and festival nights. The free trolley helps in season. The trade-off for living somewhere this contained is that it stays contained.

What should I know about buying a hillside home in Laguna Beach?
Slope, drainage, and fire-zone status. Many of Laguna's best views come from canyon and hillside lots, and the town has a history of both landslides and wildfire. We review geological reports, insurance availability, and defensible-space requirements before you fall in love with a view.
Why do two similar-looking Laguna homes sell for such different prices?
View, walkability to the village, and lot position drive value here more than square footage. A home with a protected ocean view a block from downtown and a similar home in a canyon with no view can be worlds apart. We verify sight lines in person and check what could be built in front of them.
Is Laguna Beach practical for commuters?
It depends on where you commute to. Irvine and the airport area are reachable via Laguna Canyon Road and the 73 toll road, but there's no freeway in town and no rail. Hybrid workers and people whose office is in South County or Irvine find it works; a daily drive to Los Angeles is a harder sell.
